Variety… Hernando County Has It

The great thing about the Hernando and Pasco County real estate markets is that there are options for just about everybody available. People of nearly any income bracket and socioeconomic status can find something in the local housing market to fit their needs. Whether you are in the market for a high-end luxury home or a basic, no-frills manufactured home, there is something available that will fit your needs.

While some markets are known for low-income housing or McMansions almost exclusively, Hernando and Pasco Counties have a wide variety of options all across the spectrum. In some markets, one cannot find a house under a quarter of a million dollars in value. Here, you can find houses within several different prices ranges within a few mile radius.

One can look at any real estate ad in the area and see houses as low as the $40,000 range on up to $200,000 range. This is not even getting into the flexibility of undeveloped land which is available in nearly part of both counties. Such land may have some deed-restrictions, but generally, there are few limits on what can be built within reason.

If you are looking for a home in the area, you have the advantage of having one of the widest varieties of options in the country. Take a look around. You can search the available listings in the area right below this article. You can see for yourself just how many different varieties of home are available.

Identifying a Sinkhole

In Florida, sinkholes are a common problem. They can be a detriment to your safety and can ruin your home and its value. Most people are caught completely unaware by sinkhole damage because they do not know what to look for. If you know what to look for you can stop damage to your home before it gets out of hand. You can save your home and possibly even your life. Check this list of signs and take a look around your property. Note any signs of damage. If you find multiple signs of sinkhole damage, it is probably time to call a professional.

If your walls and ceilings are cracking, this can be a sign. If they grow over time, get longer or wider, this is a strong indicator. Just having a single crack can be something to keep an eye on, but if you find several, check with a professional.

Check to see if your floors are level. If there is any kind of slope to the floor, it may be a sign that you have a sinkhole. When the foundation sinks, this can occur. If you have tiled floors, cracks in the tile can also be an indication of a problem. Shifting in the foundation can cause problems both on and beneath the surface.

If there are gaps or widening seams between the walls and ceiling or floor, this can also be a concern. Also if you start to see water spots and staining on your ceilings, this can be a sign of separation or damage to pipes. Even worse s if you have a moldy smell in the house. Mold damage can be an incredibly costly repair and should be taken care of as soon as you can. These are both major concerns that can lead to a wide variety of other problems down the line. Everything from water damage and mold to pest problems can crop up as a result of this.

If your sink’s back plates are separating from the wall, this could be a sign of shifting walls and other major issues. This is also a lifeline for vermin as bugs, such as ants, termites, or roaches can get in and out through the gap and create havoc with your home. This leads to an exterminator bill in addition to the other damages caused by a sinkhole. Get this one fixed as soon as you can since it is easy to at least patch.

If your drains are backing up, this could mean issues with your pipes caused by the shifting ground under a sinkhole. This could also be caused by many other things as well, so check with a plumber first before jumping to conclusions.

Problems with doors and windows sticking can also be attributed to shifts in the foundation. These are issues which can be frustrating. They may seem small, but when coupled with other items on this list, can be signs of a serious problem.

Cracks on exterior walls or patios and driveways, soft spots or depressions in the yard, or leaks in a pool can all be exterior signs of sinkhole damage. All of these are signs of sinkhole activity and should be brought to the attention of a professional immediately.

When in doubt, always seek the advice of a professional. This guide is simply a tool to indicate if you need to speak with one. A professional should always be the true measure of this type of problem. It is not something to take lightly. Be diligent and ensure your family’s safety.

Why Vinyl Siding May Be Worth the Investment

Vinyl siding can be a very good investment for your home. You have many options when it comes to renovations and improvements you can make to your home to make it more appealing both aesthetically and financially. Vinyl siding is one of the best options you can choose. It is both practical and economical. It both looks good, is easy to maintain, and can increase the value of your home.

Aesthetics and Value: Vinyl siding both looks good and adds value to most homes. In today’s hyper-competitive real estate market, any edge you can get is a blessing. Sellers are competing against each other to get the best deal out of a large pool of buyers. Being able to offer more to a potential buyer can give you an edge in selling your home. Anything that increases the value of your home will lead to more money in your pocket after the sale.

It also makes your home look more pleasing to the eye if you have no plans on selling. There are tons of options when it comes to looks and styles, with everything from various colors to ones that look like shingles and much more. There really is something for everyone. It tends to look better over the long term than most other exterior options for a multitude of reasons which we will cover shortly.

Energy Efficient: Do you like saving money on your energy bill? Of course you do. So does everyone else. Vinyl siding is also a highly effective form of insulation. With insulation keeping temperatures stable, you do not need to run the heat or air conditioning as much. This leads to energy savings all year round. You get a return on your investment every time you pay your electric bill.

Low Maintenance: Unlike wood siding, termites are not a problem with vinyl siding. Keeping your home free from pests goes a long way to giving a home owner peace of mind. Vinyl siding goes a long way to accomplishing that goal. There are also no worries with chipping and cracking paint. Painting a home can be a pain. Vinyl siding relieves you of that stress. While your neighbor has to spend his or her weekend painting the house, you can give your home a quick pressure wash and remove any dirt or mildew from the exterior of your home. This saves you hours of time and effort that could enjoy doing anything from watching the big game to taking the family on a trip to the zoo.

Choosing vinyl siding for your home makes sense on many levels. It saves time, money, effort and can keep your home looking great for years to come. With so many advantages, there is little wonder why vinyl siding comes highly recommended as a means to improve the monetary and aesthetic value of your home. If this sounds like something that you are interested in, then you need to look for a quality contractor. Making sure you choose the right contractor can save you a great deal of stress and anxiety.

Transitioning to Life In Hernando County by Fred Moutran

When I first moved to Spring Hill, it was quite the transition. I originally lived in New Jersey in a large two story house. There are numerous things I wish I had known when I moved. Coming from the northeast to Spring Hill, Florida, there are numerous things that help smooth the transition.

First, there is the obvious. When moving to Spring Hill, trim the winter clothing selection. It pays not to throw it all away. There are still the occasional frigid nights here. However, there is little need for several heavy winter coats. One or two good ones are likely enough unless you cannot handle the cold at all.

On the other hand, being able to dress for the heat is tough if you have never been in it. It can be very easy to underestimate just how hot it gets during the summer. On a related note, investing in seat covers may be a must for many cars. Vinyl or leather interiors can practically melt exposed thighs.

It would also be wise to consider cutting the clutter. Houses in Hernando County tend to be smaller than those many in the northeast are used to. Of course, with all there is to do in the Tampa Bay area, it is pretty easy to spend most of your time out of the house, lessening the impact of giving up any of that stuff.

When moving from elsewhere in the country to Spring Hill, it is also advisable to save space in your garage or shed for pool or beach gear. That stuff can take up room and is pretty much a staple of the Florida lifestyle. If that is not your style, perhaps that space can be used for camping gear, a kayak, or even a new set of golf clubs.

Life in Florida has many perks and advantages, but it can take some adjusting to if you are coming here from another part of the country. These are just a few tips to adjust to such a move. Keep checking back here for more tips and information.
